Virtual registered office for sole traders: Prague 9 or prestigious Prague 2

Yes. The law does not require a company or a sole trader to actually work at their registered office. They must have a legal reason to use the address, that is the owner's consent, and they must be contactable there, mainly for the delivery of post. A virtual registered office meets both conditions: the owner issues you a registered office consent and we take in the post at the address and notify you about it. Neither the registers nor any documents state anywhere that the address is virtual.

Sole traders receive the registered office consent by e-mail within 3 minutes of the payment being credited. If we do not manage it in time, the registered office is free for 12 months (this applies to orders placed through the form on our website with correctly completed details). Companies receive the consent within a few minutes of paying and completing a short AML form.

Yes. With a registered office for sole traders you simply order the New Sole Trader Registration add-on and we will notify the trade for you. It costs 1,990 CZK excl. VAT including the Trade Licensing Office fee of 1,000 CZK. If you notify several trades at once, the fee is paid only once. We will send you a power of attorney, you sign it and send it back together with a scan of your identity document. We will also advise you on choosing the fields. An EU citizen submits a criminal record extract from their country (or a Czech extract with data from their country), a non-EU foreigner also submits a visa for over 90 days or a residence permit and an extract with an official translation.

You pay nothing for the registered office consent, nor for issuing it again, and mail notifications are included in the price. On top of that you only pay for what you order yourself: mail handling (99 CZK per letter or an annual package), arranging the change of registered office for you (590 CZK) and trade licence registration (1,990 CZK excl. VAT). If you file the steps yourself, you pay the authorities their fees: notifying a trade 1,000 CZK (800 CZK online via the Single Registration Form), registering the change of an s.r.o. registered office in the Commercial Register 2,000 CZK, certification of a signature at Czech POINT 50 CZK and converting a document into paper form 30 CZK per page. Notifying a change of a sole trader's registered office is free. VAT of 21% is added to our prices for the registered office.

For a registered office for sole traders we send you three documents by e-mail: the owner's registered office consent, a conversion of the contract from which our right to issue the consent follows, and an extract from the population register. Companies also receive an extract from the Land Register and a statement of the court confirming that it accepts the consent in electronic form. Attach all of them to your filing so that the authority does not ask for anything more. The documents are signed with a recognised electronic signature and trade licensing offices, the registry court and notaries accept them in electronic form. You can use them electronically, or have them converted into paper form at a Czech POINT.

No. The documents are signed electronically and simply printing them would strip the signature, so the office would not accept them. The easiest way is to send them electronically: attach them to the Single Registration Form, send them through a data box or e-mail them to the notary. If you need paper, upload the documents to the Czech POINT Úschovna (document depository), print the cover sheet and any Czech POINT counter, for example at a post office, a public authority or a notary, will produce a certified paper output for you. This is called authorised conversion and it costs 30 CZK per page. The document stays in the Úschovna for 30 days and the cover sheet is valid for the same period. If you do not manage it in time, we will send you a new one free of charge. The cover sheet itself you can print normally.

The quickest way is to file the change online through the Single Registration Form (JRF) and attach all three documents from us. As the office, we recommend choosing the Prague 20 district office (Úřad MČ Praha 20), with which we have the best experience. You can also file it in person at any trade licensing office in the country. Notifying the change of registered office is free of charge and must be filed with the office within 15 days. If you would rather not deal with anything, we will handle the change for you for 590 CZK excl. VAT: we send you a power of attorney, you send us a signed scan of it and we take care of the rest, usually within 48 hours (for a licensed trade, roughly within a week).

You can arrange the registered office entirely online: the order, the payment and the documents, which we send you by e-mail. You also file the registration of the office electronically, sole traders through the Single Registration Form, companies via their data box. You do not need to visit us in person.

You can pay for the registered office (PNK-Renting) when you order on the website by card, Apple Pay or Google Pay, or by bank transfer using a proforma invoice with a QR code. We do not accept cash or cash on delivery. If you send money through Revolut or from a foreign account, always state the variable symbol from the invoice, otherwise we cannot match the payment and the consent will be delayed. The proforma invoice must be paid within 10 days. After payment you will receive a tax document (invoice) by e-mail.

Services are paid in advance for the whole period: for one year, for three years, or once for a lifetime. We do not normally offer monthly instalments, the shortest paid period is 1 year. The three-year option renews at the same price when it ends, so a price increase will not catch you out. For a family or several companies we can arrange an individual offer.

Yes. If you do not tell us that you want to end the service, it is renewed after the prepaid period for the same length of period under the same conditions. Before the anniversary you will receive a proforma invoice, which you simply pay within 10 days, and you keep the address without interruption. If you pay by card with automatic renewal, we will send you an e-mail 7 days in advance that the payment will be charged. If you do not want to continue, let us know no later than 14 days before the end of the period.

Just write to info@offirent.cz. The important thing is to deregister from our address: register a new registered office (or cancel the trade licence completely). Under the terms and conditions you have 14 days from the end of the service to do this. Once you are no longer registered at our address, we will cancel any further invoice. Please note that suspending the trade licence is not enough, the address stays in the register. We do not refund money for an unused period, the only exception is the 60-day money-back guarantee.

If you are not satisfied with us, we will refund the full price you paid for the service, not just a proportional part. You can ask within 60 days from the day we sent you the registered office consent. Weekends and public holidays count towards this period. The only condition is that by that moment you are no longer registered at our address, which we check in the ARES register. Just write to info@offirent.cz.

We notify you by e-mail about every letter that arrives at our address, with a photo of the envelope, free of charge and at all addresses. The e-mail contains four buttons: Scan, Collect, Forward and Shred, just click. Without a subscription, scanning, collection or forwarding costs 99 CZK excl. VAT per letter, and with forwarding, postage of 139 CZK excl. VAT is added. The Mail handling package is better value: 5 letters a year for 290 CZK excl. VAT, or 50 letters a month for 990 CZK excl. VAT a year. Shredding is always free and we securely shred any letter you do not claim within 3 months.

The post office will not hand over registered letters or items for delivery to the addressee in person to us, they must be collected by the addressee. When such an item arrives at our address, the post office leaves us a collection notice, we scan it and send it to you by e-mail. You then collect the letter yourself at the post office stated in the notice (for the Dandova address this is the post office in Horní Počernice) with your ID, you do not need to bring the notice with you. By arrangement we can also collect registered letters on your behalf on the basis of a power of attorney with an officially certified signature. However, the post office will hand items marked "to the addressee only" (výhradně do vlastních rukou adresáta) to you alone. Please note: an official document is deemed delivered on the 10th day after it is deposited at the post office, even if you do not collect it. The most reliable way for the authorities to reach you is through a data box.

You can collect letters at any time from the mailbox with a code lock at Rážova 470/5, 190 15 Praha 9 (about 5 minutes by car from Dandova). Just write to us a day in advance or click Collect in the notification e-mail, we will prepare the letters in the mailbox and send you the code. Someone else can collect them for you, just pass the code on to them. Without the Mail handling package, collection costs 99 CZK excl. VAT per letter, with the package it is included in the price.

Yes. We will forward your letters to any address in the Czech Republic for 139 CZK excl. VAT per consignment, into which we put all the letters collected so far. Without the Mail handling package, 99 CZK per letter is added. We also forward post abroad, the price is agreed according to the country. Just click Forward in the notification e-mail or send us the address.

As a rule, no. We accept ordinary letters delivered by Česká pošta into our mailbox. Parcels and courier deliveries (DPD, PPL, GLS, Zásilkovna and others) are not part of the service, so please do not give our address as a delivery address for goods. If you are exceptionally expecting a small parcel, write to us in advance and we will agree on a solution.

Not to the registered office address. The state sends the access details for personal delivery only. A self-employed individual receives them at their permanent residence address, or at a delivery address if they have one in the population register. A new company receives them through its managing director: if the managing director has their own data box, the details arrive there, otherwise by post to their address. A managing director who does not live in the Czech Republic will receive them abroad. The letter must be collected within 10 days, otherwise the details stop being valid. You can also log into the data box without the letter, using bank identity or an eObčanka ID card. Every company in the Commercial Register has a data box automatically, and since 2023 so does every self-employed individual.

We take care of the marking, you do not have to buy anything. The Trade Licensing Act requires entrepreneurs to mark their registered office visibly with the business name or their name and IČO, and there is a fine for not doing so, which is why we handle it for you. No later than 7 days from the moment your registered office appears in the ARES register, we add your company to the marking at the address. At the Dandova address there is a QR code on the letterbox with a list of all companies registered at the address, at Sokolská the companies are listed on the entrance door and on the letterbox. In addition, Česká pošta receives an up-to-date list of our clients from us every morning, so the postal carriers know who they are delivering to at the address.

No. The registered office is a formal address entered in the register, where post from authorities and business partners is delivered to you. Business premises (provozovna) are the place where you actually do business or serve customers, and they can be somewhere else, for example at home or in a rented workshop. Under our terms and conditions, do not state our address as your business premises, a parcel pick-up point or an address for complaints. We do not rent out offices or meeting rooms.

Yes. Even during a suspension our address stays recorded in the Trade Register as your registered office, and the law requires you to have a legal ground for using it and to prove this at the authority's request. That is why we keep it registered for you. For suspended trade licences we have a half price, 495 CZK excl. VAT a year. If you no longer need the address, register a different registered office or cancel the trade licence completely and we will cancel the invoice. Simply not renewing is not enough: if we deregistered you from the address, the Trade Licensing Office (živnostenský úřad) could ask you to prove your registered office and impose a fine.

Yes. We provide registered offices for sole traders to EU citizens and other foreign nationals as well, and registered offices for companies also to companies with foreign managing directors or shareholders. An EU citizen does business under the same conditions as a Czech citizen: they notify a trade with a passport or ID card and submit a criminal record extract from their country (or a Czech extract containing data from their country), not older than 3 months, and an official translation is usually not needed. A foreign national from a country outside the EU also needs a visa for over 90 days or a long-term or permanent residence permit, plus an extract with an official translation. We will handle the trade licence registration for you for 1,990 CZK excl. VAT, including the office fee.

It depends on whether you are a company or a sole trader. A company (s.r.o., a.s. and other legal entities) is administered by the tax office according to its registered office: with a registered office at our address this is the Tax Office for the Capital City of Prague, and the file is kept by the territorial branch for Prague 9 (Dandova 2619/13), or for Prague 2 (Sokolská 1883/8). A sole trader falls under the tax office according to their permanent residence, not according to the place of business: if you have your registered office with us and your permanent residence in Brno, you stay with the tax office in Brno. For sole traders, the social security administration is also determined by permanent residence in the same way. The tax office picks up a change of a company's registered office from the Commercial Register itself.

Yes. Companies and sole traders that are VAT registered have their registered office at our addresses. The registered office address is stated in the VAT registration and on tax documents, and the tax office may serve documents to it, so it is important that you know about every letter. Notifications are included in the price. During VAT registration the tax office may ask where and how you actually do business, so have a description of your activity and the address of your business premises ready. We do not provide a registered office to entities that the tax office lists as unreliable VAT payers.

Usually yes. A registered office is a service you need for your business, so entrepreneurs commonly claim it as a tax-deductible expense. If you tick "I am buying for a company" when ordering, we will issue the document to your company or IČO. VAT registered businesses can claim the VAT deduction, and for this a simplified tax document is enough, which we issue for amounts up to 10,000 CZK. If you are a sole trader claiming expenses as a flat percentage, you cannot deduct the registered office separately. Leave the specific accounting treatment to your accountant.

We issue the consent with the current date and it is valid for the period you have paid for (the date is stated directly in the consent). However, for registering a company's registered office in the Commercial Register the law requires a consent not older than 3 months, at the Trade Licensing Office there is no age limit. If you are going to submit it later, if the notary wants a fresher document, or if you have lost it, we will issue a new consent free of charge, just write to us. If you want to move only in a few months, order the registered office at the moment you actually need it, because it is paid for from the date of the order.

The contract with us comes into existence when you pay for the order and is governed by our terms and conditions, you do not have to sign a paper contract. For the authorities you will get everything you need from us: the property owner's consent (the registered office consent) and the contract from which our right to issue that consent follows. If a bank, for example, needs a contract for the registered office, we will draw up a virtual registered office agreement for you free of charge. We cannot issue a residential lease agreement or a proof of accommodation, because you do not actually live at our address.
